        <![CDATA[The 2009 school ratings have just been released.&nbsp; I have prepared a report showing district and campus results for the districts in the area.&nbsp; You can download the pdf report at <a href="http://www.cindyruppert.com/Accountability2009.pdf">cindyruppert.com/Accountability2009.pdf</a>. <br /><br />The only major change in the area was the Keller ISD dropping from Recognized to Academically Acceptable.&nbsp; The district is challenging this rating, which was caused by just barely missing the required completion rate for economically disadvantaged students.&nbsp; The district claims that two students were misclassified as drop-outs.&nbsp; If the TEA changes the status of either of those students, the district will be Recognized.<br /><br />For those new to the area, Southlake is mostly in the Carroll ISD,&nbsp; Flower Mound is in the Lewisville ISD, and Trophy Club is in the Northwest ISD.&nbsp; A big piece of far north Fort Worth is in the Keller ISD.<br /><br />Call if you have any questions!<a href="http://www.cindyruppert.com/Accountability2009.pdf"></a><br />]]>

        <![CDATA[Here are the sales numbers for the first half of this year versus the first half of 2008.&nbsp; As we saw in the first quarter, there was a significant drop in the number of homes sold in most areas.&nbsp; Prices are are fairly stable.&nbsp; And as we saw in the first quarter, days on market are up&nbsp; for the more expensive areas and down for the less expensive.<br /><br />Now that the busiest part of the year is over, I'll be looking to see if there is price erosion as the owners of homes that did not sell decide what to do.&nbsp; I've seen some folks take their homes off the market and wait until next year, and I've seen others cutting their price because they need to sell.<br /><br />

        <![CDATA[Rather than trying to keep up with the myriad of financing options available, I refer my clients to several excellent local lenders who have served my clients very well.<br /><br />However, I follow the lending situation closely since it is such an important part of the real estate business.&nbsp; And I've notice that FHA loans have become an increasingly important option for many buyers.<br /><br />Here's an article by Mary Frances Burleson, president of Ebby Halliday, REALTORS® on this subject.<br /><br />

<br />The recent tightening of mortgage lending standards makes FHA financing more attractive than ever for many buyers.<br /><br />FHA is a great loan for first-time buyers, and is also a good choice for others as well. Here's why...<br /><br /><b>Low Down Payment</b><br /><br />A down payment as low as 3.5 percent from the buyer's own funds is usually required. However, in many cases, the lender may allow the buyer's down payment to be a gift from a relative.<br /><br /><b>Modest Credit Scores<br /><br /></b>Buyers with credit scores between 620 and 740 may obtain a lower rate and lower fees than with conventional financing.<br /><br /><b>Payment History<br /><br /></b>FHA is often more lenient regarding a borrower's previous payment history. Even a past bankruptcy may not disqualify a borrower from obtaining a loan.<br /><br /><b>Seller Contribution<br /><br /></b>The seller can often contribute as much as 6 percent of the purchase price toward the buyer's closing costs, as well as prepaid taxes and insurance.<br /><br /><b>Refinancing<br /><br /></b>If an opportunity to refinance comes up, FHA allows a streamlined refinance into a new FHA loan with only minimal documentation.<br /><br /><b>Assumable Loan<br /><br /></b>When it's time to sell, buyers may assume the loan at the original interest rate provided they qualify for a new FHA loan. If interest rates rise, this can make the home more attractive to many buyers.<br /><br />

After making some introductory remarks and amusing the crownd with some funny stories, Ebby began signing books. Members of the Carroll High School Band provided some great background music during the signing.&nbsp; The Ebby Halliday Office in Southlake made a $1000 donation to the band as a way of saying thank you.<br /><br /><span class="mt-enclosure mt-enclosure-image" style="display: inline;"><img alt="EbbyFixedSmall.jpg" src="http://www.cindyruppert.com/blog/EbbyFixedSmall.jpg" class="mt-image-center" style="margin: 0pt auto 20px; text-align: center; display: block;" width="497" height="640" /></span><br /><br />Ebby began her Southlake sojourn by visiting one of the Southlake Ebby Office's new listings.&nbsp; The owners of this lovely property in Kirkwood Hollow graciously welcomed Ebby to their home where they had a private chat with her while they showed her around.&nbsp; She also visited&nbsp; some new residents to Southlake who were assisted in purchasing their&nbsp; home by an Ebby Halliday agent in the Southlake Office.<br /><br />We were all very proud to have her visit us.&nbsp; Ebby is ninety eight years old and still goes to work every day.&nbsp; She credits work with keeping her sharp and able to keep going.&nbsp; She hopes to make 100.&nbsp; She says that there is a rumor around that if she does, she will be able to do the coin toss at the Super Bowl.&nbsp; She then laughs and says that the rumor may have originated somewhere in the Ebby organization! &nbsp; We are all very proud to have this wonderful lady as our leader and as an example well worth following.<br /> <div><br /></div><div><br /></div>]]>
